SOLD DATA in IDX Feeds
It’s official. IDX feeds all over the country will now include the Sold Status. In a follow up to my post 2014 NAR Convention MLS Policy Changes— Sold Properties in IDX Feeds, we are happy to say that in the Greater New Orleans area– our MLS is slated to roll out Solds in the IDX feeds on January 1.
This has some profound effects on the online real estate business. Now, brokers can compete with the Zillow and Trulia for web traffic by showing Sold Data. Although Zillow and Trulia both show sold data, rarely is that data from an MLS, thus it is not a full picture of the market and public records update much slower that an IDX feed. With many technology companies providing IDX on agent and broker websites—it will be interesting to see how quickly everyone gets this up and going. On the technical side, there are ways to do this that can SUBSTANTIALLY help SEO (Search Engine Optimization) but my guess is that the large companies will simply add some fields to their existing display. That means that we should see some big winners from the technology forward brokers that really know what they are doing.
We will keep a close eye on how different companies and brokers roll this out—lots more to come!
