Upstream Real Estate
Project Upstream, is a consorted effort between The Realty Alliance, NAR via RPR and many large and small real estate brokers across the country. Upstream is a company ultimately formed by The Realty Alliance and many of its members to build a product called Advanced Multi-list Platform — AMP for short.
AMP is a listing control center that lets the participants within Project Upstream take advantage of continuing data ownership, listing control and the ability to send or syndicate their listing data anywhere they wish.
One of the major changes in the flow of real estate data is that listings will start in AMP and are pushed to the MLS. In the past, real estate listings were initially placed into the local MLS (Multiple Listing Service) and then regurgitated out back to the local real estate broker. In some instances the Local MLS would syndicate listings directly to 3rd Parties. This gave the local MLS the technical ownership of the listing data. Since ARM is where listings are initially put and then pushed to the MLS, the ownership of the real estate listing data is ARM;s – which is broker controlled.
There are many changes in real estate listings on line expected from this change and the implementation of ARM and Upstream. Not necessarily bad changes – but changes none the less that most real estate brokers and agents should be aware of as well as the representatives of the almost 900 MLS’s across the country.
